The machines and the crews are already ours
A lot of yards need two or three trades before they are finished: something demolished, something graded, water moved, then the pretty part built on top. We own the tractor, the skid steer and the hardscape tools, so that all happens on one schedule instead of three.
It also means nobody gets to blame the other guy. If the patio settles because the drainage was wrong, that is on us either way — so we fix the drainage first.
